The Sheriff Move Out Process
The Writ of Restitution is the document that orders the sheriff’s department to monitor or supervise removal of you and your possessions from the property. Your landlord must wait 48 hours after judgment enters against you to obtain the Writ of Restitution from the court. Your landlord can then take the Writ of Restitution to the sheriff’s department in the same county where the property is located to schedule your move out. Each sheriff’s department has its own policies and procedures, but many will place an advisement on your door giving you notice that they will be returning to move you out. For more information on the Writ of Restitution, read Colorado Revised Statutes § 13-40-122 (see below for link to law).
